TERMS AND RENTAL RULES FOR TENANTS
KEY INFORMATION
✦ Flexible contract termination with a 30-day notice period for both parties. The security deposit is not forfeited in case of early move-out.
✦ The apartment is fully equipped as a short-term rental unit (towels, bed linen, kitchenware, basic equipment, and amenities).
✦ Cleaning: once per month is included in the price, with the option to arrange cleaning twice per month, weekly, or as agreed.
✦ Contract duration: by agreement, minimum 1 month.
✦ The rental is arranged directly through us – no intermediaries.
✦ We have over 200 apartments for rent in Zagreb (contact us for the full list).
RENTAL PRICE
✦ The listed price applies to a 12-month contract.
✦ For shorter rental periods, the price is adjusted depending on the contract duration.
✦ A 1-month rental is +12% compared to the 12-month price.
✦ For contracts shorter than 12 months, the price is adjusted according to the rental duration. The shorter the contract duration, the higher the monthly price.
Examples:
✦ 1 month → +12%
✦ 3 months → +9%
✦ 6 months → +6%
✦ 9 months → +3%
✦ 12 months → base price
✦ If a 12-month contract is signed and the tenant moves out earlier, the difference in price according to the actual duration of stay must be paid in line with the model above.
✦ It is also possible to conclude a contract for a period longer than 12 months.
ADDITIONAL BENEFIT FOR TENANTS IN CROATIA
✦ Tenants with income or residence in the Republic of Croatia, upon signing a blank promissory note, may choose one of the following benefits:
▪ 50% lower security deposit
or
▪ The same rental price even for contracts shorter than 12 months
PAYMENT TERMS
✦ Rent must be paid by the 31st of the month for the following month.
✦ By the 31st, the funds must be visible in our bank account.
✦ An invoice is issued.
✦ The security deposit amounts to 1 monthly rent.
✦ The rental price from the listing is fixed.
✦ In case of late payment, a fee of €20 per day will be charged.
✦ In case of a delay longer than 8 days, the contract is automatically terminated.
UTILITIES
✦ Utilities are paid as a fixed monthly amount of €150 (internet, electricity, water, коммунal services, reserve fund, etc.).
✦ At least once a year, an adjustment based on actual costs is made.
✦ In case of overpayment, the difference is refunded, and in case of underpayment, the tenant pays the difference.
✦ A final calculation is also made upon expiry of the contract.
✦ In the event of early contract termination, no final utilities calculation will be made.
✦ The tenant may request to inspect the bills and the balance of any overpayment.
APARTMENT CLEANING
✦ A minimum of 1 cleaning per month is included in the price.
✦ The cleaning appointment is agreed in advance (for example, every second Monday of the month from 08:00 to 10:00).
✦ It includes 2 hours of cleaning, change of bed linen and towels, and a full cleaning of the apartment.
✦ More detailed cleaning of 4 or 8 hours can also be arranged.
✦ Priority is given to tenants who want more frequent monthly cleaning (twice per month, weekly, etc.).
✦ Each additional cleaning is charged separately.
✦ The price of additional cleaning is defined individually for each apartment.
✦ It is preferable that the tenant does not disturb the cleaner during cleaning so the job can be done faster and with better quality. The tenant is not required to be present in the apartment during cleaning.
✦ Valuable items are recommended to be stored in the safe.
✦ The tenant is informed exactly which cleaner is assigned to their apartment.
✦ Apartments rented on a monthly basis are cleaned exclusively by trusted cleaners who have been working on our apartments and daily turnovers for a long time.
✦ Since at least one cleaning per month is mandatory, the agency reserves the right to terminate the contract in case of visibly poor maintenance of the apartment by the tenant, unhygienic conditions, or conduct that causes damage to the space, inventory, or equipment.
✦ The agency also reserves the right to terminate the contract in case of obstructing the cleaner in performing her work, inappropriate behavior toward staff, or preventing regular maintenance of the apartment.
GENERAL RULES
✦ No pets allowed.
✦ Smoking is prohibited inside the apartment.
✦ The contract is concluded for a fixed term.
✦ The costs of signature certification and notarization of the contract are borne by the tenant.
✦ It is prohibited to give the apartment to third parties without the landlord’s approval.
RESERVATION AND INQUIRIES
✦ Most of our apartments are also used for short-term rentals, which means you can view the apartment during guest turnover while the cleaner is present, generally every few days.
✦ As an agency, we do not conduct in-person apartment viewings. All of our apartments are accessed using a code.
✦ A detailed video of each apartment can be provided.
✦ Since all apartments are active in daily rental use, they are maintained in a state of full functionality, cleanliness, and comfort, meaning they are cleaned and maintained practically every few days.
RESERVATION WITHOUT PRIOR APARTMENT VIEWING
✦ It is possible to reserve an apartment without a prior physical viewing by paying one monthly rent to our bank account. This is not unusual, as our apartments are also used for short-term rentals where guests pay for accommodation in advance.
✦ In such a case, the tenant has the right to test the apartment for 3 days before signing the contract.
✦ The contract must be signed no later than the third day after moving into the apartment.
✦ In this case, the security deposit is paid upon signing the contract, not at the time of reservation.
✦ After payment, the tenant receives an invoice for the first month of rent and a reservation confirmation.
✦ Before making a reservation, it is possible to receive a detailed video of the apartment, additional photos, and all key information about the apartment.
✦ All apartments are advertised realistically and shown in their actual condition.
✦ If, for a justified reason, the reserved apartment does not suit the tenant upon move-in, we will try to offer another suitable apartment from our selection.
✦ In the event of major hidden defects that were not shown or disclosed in advance, a refund may be possible.
✦ So far, we have not had such a situation.
✦ All of our apartments can also be reserved through secure international platforms such as Booking.com and Airbnb.
✦ Payments can be made directly to our IBAN without commission or by card payment through our website with an additional 2% bank fee.
